From a small adjacent `disimpegno` you can access the two bedrooms, a double bed room to your left and a single bedroom to your right. The larger bedroom has a floor to ceiling glass door that leads you to the larger patio at the back of the house which is large enough to allow you to just relax or even enjoy lunch outside in the sun or dinner under the stars! Both the front and back patios are for the exclusive use of the owners of the house. The single bedroom has a walk-in closet with folding floor to ceiling doors, 4 large drawers and a fair number of shelves.

The toilet (with its own window) is between the two bedrooms and has a bidet, shower as also the necessary piping for a washing machine. The heating and the hot water are provided via a gas boiler that is installed in its own covered and ventilated space in one corner of the back patio. The boiler has been updated and certified in the year 2013.

The apartment is full of light and catches the slightest breeze both in the mornings and afternoons thanks to the open spaces both in the front and the back of the building. The building houses 5 other apartments and shares a common wall with the next door neighbours. There are no additional monthly building expenses, all heating, electricity and water is billed directly to the owner via individual meters. Via Giotto is surprisingly quiet even though it is so close both to the city center and Sassonia (pebble beach). Thanks to it`s position of being tucked away in a quiet part of the city it is very easy to find a parking spot in Via Giotto itself, also because it is outside the ZTL (traffic restrictions area)!

Best of all you can find just about everything within a radius of around 500 meters from the apartment, be it the cinema or the pharmacy or the pizzeria or a Japanese restaurant.
So it can be your ideal vacation apartment or as an investment to let annually or during the summer holidays.
